Scope
Not a “refresh kit.” A room.
- Walk-in and curbless showers where the floor allows
- Tub-to-shower conversions
- Oak and painted vanities, stone tops
- Large-format tile, real niches, a bench if it belongs
- Ventilation that actually moves Triangle humidity
| Scope | Planning range |
|---|---|
| Guest / hall bath | $8k–$18k |
| Primary bath with walk-in shower | $22k–$45k |
| Layout change, double vanity, heated floor | Scoped after walkthrough |
Do you do glass or a curtain?
Glass when the budget and the floor plan want it. A well-hung linen curtain is honest too — we will not force a $3,000 door on a hall bath that does not need one.
What about leaks I cannot see?
We open what we have to open. Soft subfloor and tired valves get written into the scope when we find them, not buried in a change order later if we already knew.
